UNDER CONTRACT: What's next?

You're under contract, what's next?

  • Send your contract to us​​

  • Have your lender send us their title request

  • We will review the contract and additional information to start our process for closing

  • We will provide a tentative closing date

  • Submit your Buyer Information Form to our office

  • Submit any additional information as requested

  • Attend closing

    • Make sure to bring a photo ID​

    • If funds are required for closing, they must be certified funds- wire transfer or certified bank check

  • Our office will handle post-closing documents to make sure the property is properly recorded to you.

WHY DO YOU NEED AN ATTORNEY FOR CLOSING?

An attorney with experience in real estate will be able to discern what needs to happen for a successful closing. Our office has years of experience working in real estate.

Our office will perform a title search on the property being purchased to ensure there are no issues with the title. 

​

Our office works as a liaison between the realtors, buyers, sellers, and lenders. 

​

During the closing, the attorney will review all documents to ensure all information is accurate and be available to answer any questions that you may have.

After the closing, our office will take the necessary steps to ensure that you are the new owner of the property.

UNDERSTANDING THE COSTS

The fee for the closing will be determined by the purchase price of the property.

Title Insurance is a one-time payment that is an insurance policy that protects you and the lender from certain claims against your ownership or the bank's interest. 

​

Additional fees outside of our office may include:

  • Surveys, termite report, title insurance, hazard insurance, express mail, fax, wire transfers, electronic documents, deed preparation, recording fees, bank fees, and services by others

  • The cost of deed preparation is usually paid by the seller in a purchase transaction.

​

Most closings do not require work beyond the title search and loan document preparation; however, if additional work is necessary we will discuss the additional fees at that time.
